TENANT SERVICES


How do I apply?
You can apply online right from our Vacancies page. Applications require a $65 per adult (18 or over) application fee. Send us proof of your ID, proof of income, proof of employment, and two years of rental history. Submit and pay for your application online. We run background and credit checks on all applicants.

What is the first months rent and security deposit?
Tenants pay a full month of rent no matter when they move into the property. Any prorating will be reflected in the second months’ rent. Once tenant applications are approved, they must bring in $125 as an Admin Fee and their full required Security Deposit to take the property off the market. This is required within 24 hours of an accepted application.

When is rent due?
Rent is due on the first of the month. Payment on the second is considered late, and any payment received after 11:59 pm on the third will incur a $100 late fee. Payments must be paid online through the tenant portal.

Do you allow pets? Is there a pet fee?
Check the listings on our Vacancies page for current pet allowances for each property (these listings have the most up-to-date pet information). Please take note of breed, weight, and HOA information and requirements.
Pet Fee: Pet fees and pet rent are up to the owner. An example may be $350.00 for one pet and $500.00 for two pets. Be sure to check on pet fees/rent prior to submitting application.

How do tenants communicate with management?
We know that life gets busy and quick communication is key. We provide texting services that allow tenants to communicate with us in an instant.

Tenants also have an online tenant portal that they must make rent payments through, tenant communication, maintenance requests and more. Our team will respond promptly to any and all communication through this portal. The portal is available 24/7.

Is insurance required?
Renters insurance may be required by the owner. Check to see if it is prior to submitting application.
